About These Leases
I am very willing and able to disclose all known trails, escape routes, and scrape lines as well as when they will appear – I know when they will appear almost to the day. I only allowed one bowhunting client this year, I showed him where to hunt one evening, and he arrowed a Pope & Young the next morning. They are that predicatable, but you must have the freedom to be here when that peak time hits. But, let’s face it – all good deer hunting property is a matter of knowledge and timing, not just my property.
When a group secures a lease they will get a map and I will be able to show them where, when, and why. It will ensure that not one subtle piece of sign is overlooked in October when it is torn up in November.
Another good point about these properties are the additional days and seasons that Ohio offers for hunting, especially Youth Season. We have a lot of smaller bucks a kid or inexperienced hunter would be thrilled to harvest. We have way too many does so, although this is not a requirement, we encourage you to harvest does. For example, on the 3rd day of the 2006 firearms season on the South Bowl two people made a drive to three people and there were 54 antlerless deer produced on that drive! The three hunters on stand never even raised a gun (myself, my dad, and my brother). How many button bucks and pregnant does will that group turn into this fall?? The amount of deer we are feeding, for no financial incentives, are becoming more than we are willing to bear just so we can harvest a buck.
This brings us back to leasing the ground. I want incentive for paying mortgages, taxes, lime, fertilizer, and wear and tear on the fences, plus I want some significant numbers of deer removed from the property!
Maps & Tours
I will provide a map showing boundaries of each lease, established travel routes, scrape lines, and hunting suggestions to help make your hunt as successful as possible.
I will also walk the property with the group of lease holders to point out many things of interest, to answer questions and help them get the “lay of the land” I will also provide as much information as I have about adjoining landowners so you can contact that should you need to gain permission to recover a wounded animal.
Remember that this is a working cattle farm, so you must not damage fences or leave gates open. There will be cattle present some of the time on various pieces of property. There will be also be 4-wheelers and farm equipment used once in awhile. I have encouraged local wildlife officers to keep an eye on these pieces of land for me and they have done a great job at keeping trespassers and poachers off the farms. When you have a lot of good deer you get a lot of unwanted attention. I have two friends that operate a coyote control program for me (a lot more button bucks survive now). I am also on the property fairly often to observe all of these things as well as other management duties.
I want everyone to be aware that these things could happen at any time, and I feel because of these things that the deer herd flourishes. If you don’t ever want to see a farmer, game warden, or trapper on your lease, then these properties might not be for you.

We are a family owned and operated outfitter which has been running White Oak Exotic Hunting Preserve for 18 years. Over the years, we have earned a good reputation for being a top notch hunting outfitter that places quality first. Our emphasis on quality spans across all aspects of our daily operations. From Land & Timber Management, to Quality Deer Management, we take much pride in our ability to produce the highest of quality hunting experiences, while simultaneously maintaining a sustainable harvest.
My wife and I got into this business 21 years ago purely driven by our hunting passion. With a lot of careful planning; very hard work, but mostly experience gained by learning the hard way (coupled with surrounding ourselves with good people), we’ve grown into the largest and most reputable hunting outfitter in Ohio.
We love the outdoors and all the great opportunities it provides to us. Hunting and fishing has been a big part of our lives and our children’s lives. We are very fortunate to be able to spent so much time doing what we love; but make no mistake, it is very hard work to do it right. Respecting the land, the animals, and treating every hunt as if it’s our own has earned us the good reputation that we have today. My wife and I recognized a great opportunity 21 years ago to do what we love doing for a living, and we took full advantage of it. We’ve made some good friends over the years and always look forward to hunting and spending time with them.
These hunting leases have been our personal ‘off the grid’ properties for many years. This land has been strictly used by us as we have been preparing it for native Whitetail Deer hunting by exercising Quality Deer Management. This hard work has most certainly paid off.
The time has come to transition these private ‘honey-holes’ into hunting leases. As an avid hunter, I see this as one heck of an opportunity for the leaseholder. I have never before offered this property up for a hunting lease. I can’t guarantee how long this will last as I am transitioning this land further into more of a commercial operation. I’m adding a hunting lodge which will serve to host many hunters and hunting parties. Meanwhile, I’m offering it as a hunting lease until I complete the hunting lodge. I’m thinking 1 year, maybe 2 until this opportunity will be a thing of the past.
